With three months to go before the new year begins, it's time to begin the mortgage discussion, not in November. Rates change, lender timelines can stretch out as the holidays get nearer, and our real estate agents hear variations of the same question from North Canton and Akron buyers this time of year: Could I have closed sooner if I had started earlier?

Why Year-End Financing Works Backward

Mortgage timelines can slow down between mid-November and early January. Loan officers take vacations, underwriting staff may be thinner, and holiday schedules can affect the people involved in getting a transaction to the closing table. Late September and October aren't too early to get ahead of that slowdown and leave yourself some breathing room on the calendar.

The Most Common Loan Types Buyers Are Considering

Stark and Summit County buyers typically consider one of a few options based on factors such as their down payment, credit history, and eligibility:

  • Conventional loan financing, often a good fit for buyers with solid credit
  • An FHA loan, popular among first-time buyers and those making a smaller down payment
  • A VA loan for eligible veterans and active service members, which may allow qualified borrowers to purchase with no down payment
  • A USDA loan, worth looking into for eligible properties in qualifying areas

Each comes with its own lending, appraisal, and property requirements that can carry more weight the closer a sale gets to the holidays, especially when scheduling becomes tighter.

What Slows Down a Winter Closing

Ask a loan officer about the causes of a delayed December closing, and you'll likely hear variations of the following:

  • Holiday closings being pushed back because of office closures or limited scheduling
  • Limited appraisal availability adding time to the process
  • Bonus income reported for the year that hasn't posted yet, potentially affecting debt-to-income ratios
  • Reduced holiday schedules at title companies around Christmas and New Year's

None of these are necessarily show-stoppers, provided you work with your loan officer to plan for them. They can become bigger issues when a buyer starts the financing process in December and expects the same timeline they might see at another point in the year.

Getting Pre-Approved Before the Rush

Getting pre-approved in early fall gives you time to address financing questions before the holiday rush. Pulling together tax documents, pay stubs, and bank statements ahead of time can also keep you from scrambling should your dream home hit the market the week before Thanksgiving.

If you're still shopping later in the year, check with your lender to see whether your pre-approval needs to be updated before you make an offer.

Locking In a Rate vs. Letting It Float

Once you're under contract, your lender may give you the option to lock in your interest rate for a set period. A rate lock protects you if rates rise before closing. If rates fall, however, you may not automatically receive the lower rate.

Rate locks are often available for 30, 45, or 60 days. If your closing could fall near the holidays, ask your lender how long the lock should last and what happens if the closing date gets pushed back.
